I am thinking to sell 4 acres of land in upstate New York...
So I called a local real estate office. She told me a reasonable listing price and also told me that she already had some people who were very interested in that land.
Should I have her as my selling agent even though I don't even know her at all? (I got her phone number from the yellow book; I don閳ユ獩 know anyone in that local area since I live 4 hours away from the property and visit only once a year)
Or maybe it is better that I talk to my friend who is a real estate professional and have her as my selling agent? But she lives and works far away from the property. Maybe it is too much trouble for her and she can閳ユ獩 find a buyer quick enough?
Or is it possible that I can sell the property without a selling agent? Maybe I can list it on Craigslist and other website...and trying to find a buyer by myself閳?br>
This property is kind of cheap, no houses, just small-size land in mountain. So I am expecting cash from the buyer. Since there is no loans or mortgages involved, can I just directly talk to a lawyer and sell it by myself instead of paying commission to an agent?

I would talk to your friend how is a real estate professional and seek their advice.
If you are in a hurry and don't want any hassle list it. If it is not expensive the commission will be low and the real estate agent may not be interested in less they can charge a flat fee. But still you will probably get very little attention from other agents if not much commission is offered.
If you aren't in a hurry sell it your self. Just be careful not to misrepresent the property. If the buyer has questions about zoning, utilities, easement etc., and you aren't 110% sure of the answers don't make it up, tell him you don't know and that you will leave it up to him/her to find out and put it in writing.
Have attornery review your contract.

The best thing to do would be to hire another agent as your listing agent so your not going to be taken advantage of. Im not saying you will be since we are supposed to be fair to both sides but since you're not from around there you should be careful. On an average a FSBO for sale by owner sells the property for less than they actually can get something to think about.

if she's the one bringing the buyers, you should use her - sounds like you'll have a quick sale - better than trying to get a little more money but having it take months to find a buyer on your own, don't you think? Plus - who will do all the paperwork for you? what if you screw something up on your own?

Dont use an agent. It's so easy to sell land on your own. I've purchased several properties over the years and owner financed all the land. For such a small amount, it's not even worth the hassle. It's up to you as far as contracting for a real estate agent. Some parts of New York require an attorney to assist in the conveyance of real estate.
